Renovating an HDB flat means coordinating hacking, plumbing, electrical, carpentry, tiling and painting — often six or seven different trades. Most homeowners end up chasing several contractors, each blaming the other when something slips.

HDB Rules We Handle for You

HDB regulates what can and cannot be done inside a flat, and permits are required for most structural work. We handle the paperwork so you don't have to.

  • Renovation permit — submitted before work begins
  • Hacking restrictions — structural walls and beams cannot be touched; we advise what's possible at the survey stage
  • Floor screed limits — HDB caps the thickness of new screed and tiles
  • Bathroom waterproofing — mandatory before retiling a wet area
  • Permitted working hours — noisy work is restricted, and we schedule around it
  • Debris disposal — removed properly, not dumped at the common bin centre

BTO vs Resale: What Changes

BTO Flat Renovation

A new BTO already has floors, basic sanitary ware and a working kitchen. Most of your budget goes to carpentry, lighting, feature walls and painting. Timelines are shorter — typically 4 to 7 weeks.

Resale Flat Renovation

Older resale units usually need hacking, rewiring and full bathroom rebuilds before anything new goes in. Budget more, and expect 8 to 12 weeks. We always recommend a proper electrical check on flats over 20 years old.

How Long an HDB Renovation Takes

A typical 4-room full renovation runs 6 to 10 weeks. Rough sequence:

  1. Week 1–2 — Hacking, demolition, debris clearance
  2. Week 2–3 — Plumbing and electrical first fix, waterproofing
  3. Week 3–5 — Tiling and masonry
  4. Week 5–7 — Carpentry installation
  5. Week 7–8 — Painting, second fix electrical, aircon
  6. Week 8–10 — Final cleaning, snag list, handover

How long does an HDB renovation take in Singapore?

A typical 4-room HDB renovation takes 6 to 10 weeks. A BTO needing only carpentry and painting can finish in 4 to 7 weeks, while an older resale flat requiring full hacking and rewiring may take 10 to 12 weeks. We provide a written schedule before work begins.

What does HDB renovation cost depend on?

The biggest drivers are the amount of carpentry, how much hacking is needed, flat size, bathroom scope and material grade. A resale flat needing full hacking and rewiring costs considerably more than a BTO that only needs carpentry and painting. We provide a fully itemised quotation after a free site visit, with every trade priced separately.

Do you handle HDB renovation permits?

Yes. We submit the HDB renovation permit and ensure all works comply with HDB guidelines, including hacking restrictions, floor screed thickness limits and mandatory bathroom waterproofing.

Can I hack any wall in my HDB flat?

No. Structural walls, beams and columns cannot be hacked under HDB rules. Non-structural partition walls generally can be removed with a permit. We assess exactly what is possible during the free site survey before quoting.

What is the difference between BTO and resale flat renovation?

A BTO already has flooring and basic fittings, so most of the budget goes to carpentry, lighting and painting, taking 4 to 7 weeks. A resale flat usually needs hacking, rewiring and bathroom rebuilds first, costing more and taking 8 to 12 weeks.

Do you provide a warranty on HDB renovation works?
