Kitchen Renovation Singapore — Layout Decides Everything Else

Before any cabinet design gets drawn up, the layout — open versus closed, wet and dry zoning, where the work triangle of stove, sink and fridge sits — determines whether the space actually works day to day, not just how it photographs.

We start every kitchen renovation with the layout conversation, because getting this wrong is expensive to fix later — cabinetry, plumbing and electrical points all get planned around it.

A beautiful kitchen that's awkward to cook in is a common outcome of skipping this step. We ask how you actually cook — daily wok-frying is a very different brief from occasional reheating — before proposing a layout.

Kitchen Renovation Scope

Scope ItemDetail
Hacking & DemolitionRemoving existing cabinetry, tiling and, where needed, non-structural walls

Electrical Points & LightingNew power points for appliances, under-cabinet lighting, and ventilation fan wiring

CountertopQuartz, solid surface or granite, templated and installed after cabinetry is fixed
Backsplash TilingWall tiling behind the hob and sink, in your chosen finish
Ventilation / Cooker HoodHood installation and ducting, sized to your hob's heat output

Open, Closed or Semi-Open?

Open-concept kitchens look good in photos, but they change how cooking odours travel through the flat — a real consideration if you cook Asian-style with a wok on most days. A semi-open layout, with a partial wall or a window-style opening between kitchen and dining area, is a common middle ground for HDB owners who want the visual openness without the odour spreading through the whole flat.

How We Renovate a Kitchen

  1. Design & layout consultation — understanding how you actually cook before proposing a layout, not the other way round.
  2. Hacking & rough-in — old cabinetry and tiling removed, plumbing and electrical points roughed in for the new layout.
  3. Waterproofing — the wet zone around the sink and hob area re-waterproofed before tiling.
  4. Carpentry fabrication & installation — cabinets built to measure and installed once rough-in is confirmed.
  5. Countertop template & install — countertop measured against the installed cabinets, then fabricated and fitted.
  6. Backsplash tiling & final fittings — tiling, sink, tap and hood installed, and everything tested before handover.

What Affects Kitchen Renovation Cost

Cost DriverDetail
Cabinetry run-lengthPriced by running foot of upper and lower cabinets — the single biggest cost driver
Countertop materialQuartz, solid surface and granite vary significantly in price per square foot
Layout changesRelocating plumbing or electrical points costs more than keeping the existing layout
Backsplash finishStandard tiling versus feature tile or full-height glass panels
Appliance integrationBuilt-in ovens and integrated fridges need cabinetry designed around exact cutout sizes
Ventilation upgradeHood capacity and ducting complexity, especially in a semi-open layout

HDB Kitchen Renovation Notes

Hacking or structural changes to a kitchen require an HDB renovation permit. If you're relocating a gas point, this must be carried out by a licensed gas services worker and inspected before the gas supplier reconnects it — we coordinate this step as part of the project rather than leaving it for you to arrange separately.

Questions

Kitchen Renovation FAQ

How long does a kitchen renovation take?

About 3 to 4 weeks for a cabinetry-only refresh with no layout changes. 6 to 8 weeks if the layout changes and hacking or plumbing relocation is involved.

Can I move my gas hob location?

Yes, but gas point relocation must be carried out by a licensed gas services worker and inspected before use. We coordinate this as part of the overall project.

What's the difference between a wet and dry kitchen?

A dry kitchen, usually the show kitchen near the living area, handles light prep and reheating. The wet kitchen, often the original HDB kitchen, handles actual cooking, especially wok-frying, keeping heavier odours and mess contained.

Do you supply appliances?

We can supply and integrate appliances, or work around appliances you've already purchased. Either way, we confirm cutout sizes before cabinetry fabrication starts.

What countertop material do you recommend?

Quartz is the most popular choice for durability and stain resistance. Solid surface and granite are also available, depending on budget and the look you want.

Can I keep my existing cabinets and just replace the countertop?

Yes, if the cabinet carcasses are structurally sound. We assess this at the site visit before quoting a countertop-only replacement.

Do I need a permit for kitchen renovation?

If hacking or structural changes are involved, yes. For condos, we handle the MCST application as part of the project.
