BCA-registered renovation contractor working across Tengah – BTO specialists for Singapore's newest town. Every trade in-house, itemised quotations, one-year workmanship warranty.
Tengah is Singapore's newest town, and every flat here is new – there's no resale stock yet at all. That means our renovation conversations skip hacking, rewiring and waterproofing replacement almost entirely; the budget goes straight into carpentry, tiling upgrades and finishes.
One genuine Tengah-specific detail worth knowing: several precincts run on a centralised cooling system instead of individual outdoor aircon condenser units. If your block is on this system, standard split-unit aircon installation doesn't apply the same way, and we check this at the site visit before quoting any aircon-related electrical works.
Tengah is also car-lite by design, with centralised car parks set back from residential blocks rather than directly beneath them. That changes how we plan carpentry and material deliveries – trolleys and hand-carts cover a longer final stretch than in a typical estate, which we build into our delivery scheduling from the start.
We're seeing early Tengah owners split fairly evenly between those renovating immediately after key collection and those who deferred a year or two to save and plan. The deferred group tends to go for a fuller renovation since they've had more time to budget for it.
Hacking, carpentry, tiling, waterproofing and painting are carried out by our own workers; electrical work is certified by a Licensed Electrical Worker (LEW). One point of accountability.
Bathroom and kitchen hacking, non-structural wall removal, full disposal and cartage.
Membrane systems for bathrooms and balconies, with screeding and ponding tests before tiling.
Floor and wall tiling in all formats, including large-format porcelain and precision levelling.
Wardrobes, kitchen cabinets, TV consoles, shoe cabinets and feature walls built to your layout.
New points, electrical wiring and rewiring, DB upgrades and lighting circuits – LEW certified.
Repiping, concealed pipe works, sanitary ware installation and water heater connections.
Full interior repaint with premium paints, proper surface preparation and floor protection.
Cove lighting, bulkheads and ceiling works coordinated with electrical and aircon.
Renovation pricing does not change by estate. What changes is the condition of your flat and the scope you choose. These are the ranges we work to across Singapore, including Tengah.

A 4-room BTO in Plantation Grove, one of our first Tengah projects. Because the flat was brand new, there was no hacking or rewiring involved at all – the entire scope was carpentry, flooring upgrades and lighting. The one extra step was confirming the block's cooling system before finalising the electrical layout, since the family had originally planned for a standard split-unit aircon setup.
Once confirmed, we adjusted the plan accordingly and the project ran smoothly – six weeks from site visit to handover, mostly limited by carpentry lead time rather than any structural work.
"We didn't even know about the centralised cooling system until they asked about it at the site visit. Good thing they checked before we ordered anything."
Homeowner – 4-room BTO, Plantation Grove, TengahCentralised cooling check. Before quoting any aircon-related electrical work, we confirm whether your precinct uses Tengah's centralised cooling system rather than individual condenser units – this changes what's possible and what isn't.
Car-lite delivery logistics. Centralised car parks mean a longer final carry from vehicle to unit. We schedule bulky carpentry and tile deliveries with this in mind to avoid delays on move-in day.
All-new infrastructure. With nothing structural to fix, a light refresh is realistic for most Tengah flats – ask us at the site visit whether you actually need the standard or full renovation tier.
Yes – across Plantation, Garden Walk, Park and Forest Hills. BTO, resale and executive flats.
A 4-room typically runs S$35,000–S$65,000 depending on scope; a light refresh starts near S$22,000. Cost is driven by carpentry run-metres, how many bathrooms are hacked and the finishes chosen – not by which estate you live in.
Six to eight weeks for a typical 4-room. You get a written schedule before works start and daily progress photos throughout.
It can. Some Tengah precincts use a centralised cooling system instead of individual aircon condenser units, which changes how aircon-related electrical works are planned. We check your block's system at the free site visit before quoting anything aircon-related.
Itemised quotation within 3 working days. No obligation.
