Woodlands is one of Singapore's largest estates and spans a wide range of block ages – from the original Marsiling and Woodlands Centre blocks built in the 1970s and 80s, through to newer developments near Admiralty and Woodlands North Coast. The older blocks need the same rewiring and waterproofing checks as any pre-1990 estate; the newer BTOs need almost none of it.
Woodlands' size and mix of housing means we see a wider spread of household types here than in more uniform estates – multi-generational families are common, and that shows up in renovation briefs as a request to keep more bedrooms intact rather than knocking through for an open-concept layout, plus more storage than a typical 2-3 person household would need.
Older Marsiling blocks in particular tend to have smaller original kitchens by today's standards, so carpentry planning often has to work harder to fit modern appliances into a tighter footprint without feeling cramped.
We work across Marsiling, Woodlands Centre, Admiralty and Woodlands North Coast, and confirm your block's age category at the site visit.
Hacking, carpentry, tiling, waterproofing and painting are carried out by our own workers; electrical work is certified by a Licensed Electrical Worker (LEW). One point of accountability.
Bathroom and kitchen hacking, non-structural wall removal, full disposal and cartage.

Renovation pricing does not change by estate. What changes is the condition of your flat and the scope you choose. These are the ranges we work to across Singapore, including Woodlands.

A 4-room resale flat near Marsiling, built in the early 1980s, for a multi-generational family of five. Instead of the open-concept layout most renovation mood boards default to, the family specifically wanted the kitchen kept closed off – separate wet and dry zones, with a small additional worktop for a second household member to cook independently.
We rewired the flat, upgraded the DB, and rebuilt the kitchen with a partial wet/dry divider rather than a full open-plan knock-through, which kept both cooking odours contained and preserved a spare storage nook the original layout didn't have.
"Everyone assumes open-concept is what you want, but that's not how our household cooks. They actually listened to what we needed instead of pushing a standard layout."
Homeowner – 4-room resale, Marsiling, WoodlandsLoading and access. Older Marsiling and Woodlands Centre blocks often have a single service lift per block. We schedule bulky deliveries outside peak hours so residents aren't left waiting.
Permitted hours. HDB noise-generating works are restricted to 9am–5pm on weekdays and Saturdays, with no hacking on Sundays or public holidays.
Older wiring. If your flat still has the original two-pin sockets or a rewireable fuse board, budget for a full rewire and DB upgrade. This is common in Marsiling and Woodlands Centre blocks built before 1990.
Yes – across Marsiling, Woodlands Centre, Admiralty and Woodlands North Coast. BTO, resale and executive flats.
A 4-room typically runs S$35,000–S$65,000 depending on scope; a light refresh starts near S$22,000. Cost is driven by carpentry run-metres, how many bathrooms are hacked and the finishes chosen – not by which estate you live in.
Six to eight weeks for a typical 4-room. You get a written schedule before works start and daily progress photos throughout.
Plan for rewiring, a DB upgrade and a waterproofing check on both toilets, similar to any pre-1990 block. Newer flats near Admiralty and Woodlands North Coast generally need far less of this.
