BCA-registered renovation contractor working across Punggol – BTO, resale and executive flats. Every trade in-house, itemised quotations, one-year workmanship warranty.
Punggol is one of Singapore's newest towns, and that changes the renovation conversation entirely. Most flats here – Waterway Sunrise, Northshore, Punggol Point Cove, Punggol Fields – are BTOs completed within the last decade, so wiring, plumbing and waterproofing are factory-fresh. Almost the entire budget goes toward carpentry, tiling upgrades and finishes rather than infrastructure replacement.
There is an older pocket though. Flats along Punggol Field and Punggol Central from the early-to-mid 2000s are now over twenty years old – old enough that we recommend checking kitchen and bathroom waterproofing before assuming it's still sound, even if the flat looks well kept.
Because Punggol filled up in tight BTO completion waves, many blocks see several renovations running at once. Booking lift access early matters more here than in older, more staggered estates – we confirm delivery windows with the management corporation before locking in a start date.
We work across Waterway, Northshore, Punggol Point, Punggol Field and Punggol Central, and we'll tell you at the site visit which category your flat falls into before quoting.
Hacking, carpentry, tiling, waterproofing and painting are carried out by our own workers; electrical work is certified by a Licensed Electrical Worker (LEW). One point of accountability.
Bathroom and kitchen hacking, non-structural wall removal, full disposal and cartage.

Renovation pricing does not change by estate. What changes is the condition of your flat and the scope you choose. These are the ranges we work to across Singapore, including Punggol.

A young family in a 4-room BTO at Northshore, renovating fresh from key collection. Because the unit was brand new, we skipped hacking almost entirely and put the full budget into carpentry – a full-height wardrobe run, a kitchen island extension, and a study nook built into the flexi space.
The only real infrastructure work was adding two extra power points for a home office setup and upgrading the kitchen lighting circuit for under-cabinet LED strips. Total project time came in under six weeks since there was no hacking or waterproofing curing time to wait out.
"Because everything was already new, the whole process felt fast. We spent our budget on the things we actually wanted instead of fixing problems we didn't know we had."
Homeowner – 4-room BTO, Northshore, PunggolLoading and access. Punggol's newer blocks mostly have twin lifts and wider service corridors than older estates, but several precincts share one loading bay across multiple blocks. We coordinate delivery slots in advance to avoid clashing with other residents' move-ins, which are common given how many units completed around the same time.
Permitted hours. HDB noise-generating works are restricted to 9am–5pm on weekdays and Saturdays, with no hacking on Sundays or public holidays.
Newer estate, different cost driver. Since most Punggol flats are under ten years old, wiring and waterproofing are rarely the issue. The real cost driver is carpentry scope, and whether you're converting the flexi or utility room into usable living space.
Yes – across Waterway, Northshore, Punggol Point, Punggol Field and Punggol Central. BTO, resale and executive flats.
A 4-room typically runs S$35,000–S$65,000 depending on scope; a light refresh starts near S$22,000. Cost is driven by carpentry run-metres, how many bathrooms are hacked and the finishes chosen – not by which estate you live in.
Six to eight weeks for a typical 4-room. You get a written schedule before works start and daily progress photos throughout.
Very little infrastructure work – wiring, plumbing and waterproofing are all new. Your budget goes almost entirely into carpentry, tiling upgrades and finishes, which usually means a shorter project timeline than an older resale flat.
