Condo Renovation Without the MCST Headaches

Renovating a condo is not the same as renovating an HDB flat. Every condominium has its own management corporation (MCST) with its own rules — permitted working hours, lift protection, deposit amounts, noise windows, and approved contractor lists.

Get any of it wrong and works get stopped mid-project. We handle the MCST submission and comply with your building's specific conditions, so your renovation isn't halted by a management notice on day three.

What Affects Your Condo Renovation Cost

Condo renovation generally costs more than an HDB flat of the same size. These are the reasons why — worth understanding before you compare quotes.

Cost DriverWhy It Matters
MCST restrictionsWeekday-only working hours and restricted noise windows stretch the schedule, which adds labour cost
Service lift accessMaterials move slower through booked service lifts than through an HDB corridor
Security depositMost MCSTs require a refundable deposit lodged before works begin
Finish gradeCondo owners typically specify higher-grade tiles, countertops and hardware
Bathroom sizeCondo bathrooms are usually larger and more complex than HDB ones
Building ageOlder units often need waterproofing replacement and electrical capacity upgrades
Balcony worksDecking, tiling and waterproofing on balconies is a scope HDB flats rarely have

MCST Requirements We Handle

  • Renovation permit application to your building's management office
  • Security deposit lodgement and refund follow-up after works
  • Insurance documentation — most MCSTs require proof of contractor liability cover
  • Lift and common area protection before any material movement
  • Working hours compliance — usually weekdays only, with noisy work restricted to set windows
  • Debris removal using approved routes and timings

Send us your MCST's renovation guidelines with your enquiry and we'll build the schedule around them from the start.

Older Condos vs Newer Units

Newly Completed Condos

Developer finishes are usually serviceable, so most owners focus on carpentry, feature walls, lighting and storage. Expect 4 to 8 weeks.

Older Condos (15+ Years)

Waterproofing membranes near the end of their life, dated bathrooms and undersized electrical capacity are common. Budget for a proper bathroom rebuild rather than surface retiling — retiling over failed waterproofing simply pushes the leak into next year.

Working Around Your Schedule

Many condo owners live in the unit during renovation, or rent it out and manage the project from overseas. Both are workable:

  • Living in during works — we phase by room and dust-seal completed areas
  • Managing remotely — daily photo updates on WhatsApp, video walkthroughs on request
  • Tenanted units — we coordinate directly with your agent or tenant

Questions

Condo Renovation FAQ

Do I need MCST approval for condo renovation in Singapore?

Yes. Almost all condominiums require a renovation permit from the management corporation before works begin, along with a security deposit and proof of contractor insurance. We handle the submission and comply with your building's conditions.

What does condo renovation cost depend on?

Cost depends on unit size, how much of the unit is being renovated, finish grade and the age of the building. Older condos often need waterproofing replacement and electrical upgrades that newer units don't. We provide an itemised quote after a free site visit.

How long does a condo renovation take?

A newer unit needing carpentry and painting takes 4 to 8 weeks. An older condo requiring bathroom rebuilds and rewiring takes 8 to 14 weeks. Restricted MCST working hours can extend timelines compared with HDB projects.

Why does condo renovation cost more than HDB?

Restricted MCST working hours stretch the schedule, materials move slower through booked service lifts, and a refundable security deposit is usually required. Condo bathrooms and kitchens are also typically larger with more complex layouts, and owners generally specify higher-grade finishes.

Can I stay in my condo during renovation?

Yes, if works are phased room by room. We dust-seal completed areas and schedule the noisiest work in blocks. For a full unit makeover, most owners find it easier to move out for the duration.

Do you renovate condo bathrooms and kitchens only?

Yes. We take on partial scopes such as a single bathroom or kitchen, as well as full unit makeovers. The MCST permit is still usually required even for a single-room renovation.

Can you manage the renovation if I'm overseas?

Yes. We send daily photo updates on WhatsApp and can do video walkthroughs at key milestones. Several of our condo clients have managed their entire renovation from abroad.
