The Brief — Office Reinstatement Singapore Case Study
Judson Baptist Church was relocating its administrative and community activities from Primax Building to a new premises on New Industrial Road. A move like this is really two projects running in parallel: the outgoing unit has to be handed back to the landlord in its original condition, while the new unit needs to be built up to suit the congregation's use — worship, music and community gatherings.
We handled both ends of the move under one project.
Part 1 — Reinstatement at Primax Building
- Partition wall removal — internal partitions added during the tenancy taken down and the base structure patched
- Carpentry removal — built-in fixtures and joinery installed during occupancy removed
- Mid-level M&E works — electrical and mechanical services reinstated to base condition as part of the handover requirement
This followed the same process outlined on our office reinstatement page — lease clause review, landlord coordination, and a joint inspection before handover.
Part 2 — Fit-Out at New Industrial Road
The new unit needed to function as a worship hall, which shaped the scope directly:
- Soundproof drywall partition — 75mm rock wool insulation behind 12mm partition board, for acoustic separation
- Music stage construction — a 6.0m × 2.0m × 0.3m plywood stage platform for worship and performance use
- Carpet flooring — laid across the hall area
- Curtain installation — a 9m × 6m manual curtain, top-fixed
- Site safety preparation — manpower, materials and safety measures set up before works began
Site progress photos, dated and location-verified during works. Completed handover photos to follow.
Why This Matters for Other Tenants
Relocation is rarely a single job — most organisations moving premises are simultaneously reinstating an old unit and fitting out a new one, often against the same lease-end deadline. Coordinating both under one contractor keeps the two timelines from working against each other. See our office reinstatement guide and commercial fit-out page for how each side of that process works.
